In sub-paragraph 3, you agreed to
take care of "all components of maintenance, including preventative, routine and non-routine activities." Items mentioned specifically include:

  • Fire extinguishers and smoke detectors
  • Inspecting, adjusting, cleaning, and lubricating heating systems, furnaces, wood stoves and flues and other equipment such as ranges, hot water heaters, spaces heaters and refrigerators.
  • Inspecting and repairing plumbing systems and fixtures, including caulking around bathtubs and toilet bases to avoid water damage to walls and floors in addition to caulking around windows and door frames for energy conservation.
  • Inspecting, repairing and replacing worn parts in electrical systems and fixtures.
  • Inspecting and repainting/patching roofs, gutters, downspouts and flashing.
  • Inspecting and controlling for rats, mice, bugs and bats.
  • Correcting erosion and drainage deficiencies.
  • Inspecting sewer lines, clean outs and access (manholes) and inspecting and and pumping of septic systems.
