Paragraph B describes "the day-to-day ordinary maintenance of structure and equipment that have deteriorated through normal wear and tear." Examples include:

  • Replacing furnace filters, fan belts, air cooler pads and other minor electro-mechanical equipment.
  • Repair elctrical outlets, circuit breakers and other minor electrical elements.
  • Repair or replacement of hose bibs, water and sewer lines.
  • Repair or replacement of worn or obsolete elements such as locks,
    closet doors, window guides, tile and flooring, roofing, gutters and siding.
  • Replacing thermostats. smoke detector batteries, and other control items.

    Now the list is almost complete.
